26 0 0 0 1 1900 BLOCK OF WYOMING AVENUE TO REZONE APPROXIMATELY 1.79 ACRES FROM RESIDENTIAL SINGLE FAMILY, FIVE TO GENERAL COMMERCIAL GENERALLY ALONG THE WEST SIDE OF WYOMING AVENUE, AND FOUR BLOCKS SOUTH OF FARM TO MARKET ROAD 6 46.

AND WE HAVE THE CITY READY TO PRESENT.

UH, YES, YOUR HONOR.

UM, THIS CASE, UH, IS A ZONE CHANGE FROM RSF FIVE RESIDENTIAL SINGLE FAMILY TO, UH, CG GENERAL COMMERCIAL.

IT'S ON A PROPERTY THAT'S LOCATED ON THE CITY LIMIT LINE ON, UH, WYOMING AVENUE.

UH, THE INTENT OF THE PROPERTY OR OF THE REZONING IS TO, UM, UH, MAKE IT, UH, UH, LEGAL FOR THIS, UH, CURRENT USE TO, UH, BE AT THIS SITE.

UM, CURRENTLY, UM, PARDON ME, UH, CURRENTLY A YS SOUTH, UH, OWNS THE PROPERTY.

UH, A A YS SOUTH ALSO OWNS THE, UH, PROPERTY OUTSIDE CITY LIMITS, UH, THAT'S ADJACENT TO THE SUBJECT PROPERTY, UH, THAT HAS A BOAT STORAGE AREA, AND IT ALSO HAS AN EQUIPMENT STORAGE AREA.

UH, KEEN TRANSPORT, UH, TRANSPORT COMPANY, UH, LOCATED ON, UH, FM 6 46 HAS, UH, LEASED PROPERTY TO EXPAND, UH, THEIR STORAGE AREA, UH, FOR THE STORAGE OF THEIR EQUIPMENT.

UM, THEY HAVE THEIR MAIN PROPERTY ON, UH, 6 46.

UH, PART OF THEIR PROPERTY IS BEING, UH, USED FOR THE EXPANSION OF THE 6 46 RIGHT OF WAY.

SO THEY'RE LOSING SOME, UH, PROPERTY UP THERE, AND THEY WISH TO LEASE THIS, UH, PROPERTY HERE IN ORDER TO BE ABLE TO, UH, MAKE UP FOR THE PROPERTY THAT'S, UH, UH, BEING LOST TO THE, UH, RIGHT OF WAY, UH, EXPANSION.

UH, THE, UH, PROPERTY ITSELF IS LOCATED IN AN AREA WHERE THERE'S A LOT OF, UH, UH, OR ALREADY SOME, UH, UH, SIMILAR STORAGE FACILITIES.

UH, THERE'S BOAT STORAGE TO THE NORTH.

UM, THIS PROPERTY IS ADJACENT TO THE, UH, UH, PROPERTY OWNED BY A YS, UH, UM, SOUTH, AND IT WILL BE COMPATIBLE IN USAGE, UH, UH, BETWEEN THE TWO PROPERTIES.

UH, SO EVEN THOUGH THEY'RE ON THE CITY LIMIT, THEY'LL SORT OF ACT AS ONE PROPERTY.

UH, THE CG ZONING DOES HAVE A LARGE VARIETY OF, UH, COMMERCIAL USES THAT WOULD BE ABLE TO TAKE PLACE ON A PROPERTY.

UH, STAFF FINDS THAT THIS, UH, PROPERTY IS CONSISTENT WITH A COMPREHENSIVE PLANS, A FUTURE LAND USE PLAN.

WE OWN THE PROPERTY OUT THERE.

WE OWN AMERICAN YACHT SALES AND, UH, WE OWN, UH, UH, SOUTH A-Y-S-L-L-C, SEVERAL DIFFERENT ENTITIES THAT ARE ALL KIND OF WRAPPED INTO ONE UMBRELLA THAT, UH, MY WIFE AND I OWN.

UH, WE, UH, ACQUIRED THAT PROPERTY AND ALL THE ADJACENT PROPERTY THERE, UH, BACK IN, UH, ABOUT 19 95, 19 96.

AT THAT TIME, THERE WAS NOTHING OUT THERE OTHER THAN THE LANDFILL WITH A TWO LANE RUT ROAD.

UH, AT, AT THAT TIME WE HAD COMPLETED 18 YEARS, UH, OF BROKERAGE BUSINESS AT SOUTH SHORE HARBOR MARINA.

UH, WHEN I FIRST MOVED INTO SOUTH SHORE IN 1985, THERE WERE NO PIERS, NO BUILDINGS, NO NOTHING.

AND, UH, WE STARTED THERE AND WE WERE THERE FOR 18 YEARS.

UH, WE JUST GOT TOO BIG FOR SOUTH SHORE.

WE, WE, UH, AS A BOAT BUSINESS, WE WERE THE LARGEST BOAT BUSINESS IN TEXAS FOR 14 STRAIGHT YEARS IN A ROW, OPERATING OUTTA THAT COW PASTURE OUT THERE ON THE END OF THE ROAD TO THE DUMP.

UH, BUT THINGS CHANGE.

UH, WHEN, UH, THE DODD-FRANK BILL WAS PASSED, UH, IT WAS SO DEVASTATING THAT IT PUT US OUTTA BUSINESS ALONG WITH A WHOLE LOT OF OTHER PEOPLE IN AMERICA, AND WE HAD TO DO SOMETHING DIFFERENT.

AND AT THAT TIME, UH, KEEN TRANSPORTATION HAD JUST OPENED THEIR LOT.

UH, I CALLED 'EM UP AND ASKED 'EM IF THEY WOULD BE INTERESTED IN HAVING ADDITIONAL LAY DOWN YARD.

THEY CAME RIGHT AWAY.

WE CUT A DEAL TOGETHER AND, UH, UH, WE IMPROVED THE BACK LOT OUT OF, OUTSIDE OF THE, UH, CITY LIMITS IN THE GALVESTON COUNTY SIDE.

AND, UH, HAVE HAD A NICE, UH, RELATIONSHIP WITH KEEN INDUSTRIES FOR A LOT OF YEARS.

AS THEY WERE LOSING THEIR PROPERTY ON 6 46, THEY REALIZED THAT THEY NEEDED TO DO SOMETHING TO MAINTAIN THEIR BUSINESS BASE HERE IN LAKE CITY.

UM, THEY CAME TO ME AND ASKED ME IF I WOULD IMPROVE THAT LOT.

AND I, AND I SAID, YES, I WOULD, AND I DID NOT KNOWING AT THAT TIME THAT I WAS CREATING A ZONING PROBLEM.

UH, I REALLY DIDN'T KNOW THAT.

UH, I'VE BEEN OUT THERE A LONG, LONG TIME AND JUST REALLY WAS NOT KEENLY AWARE OF IT MENTALLY.

SO I APPRECIATE THE FACT THAT WE'RE HERE TONIGHT.

I APPRECIATE THE FACT THAT WE'RE, UH, GETTING THIS LINED UP THE WAY IT SHOULD BE LINED UP.

UH, I APPRECIATE EACH OF YOU BEING HERE.

'CAUSE THAT'S BEEN A LAY DOWN YARD FOR, BUT IT'S IN THE COUNTY.
