OUT OF THAT LARGER A HUNDRED ACRE TRACT, UH, THE APPLICANT DOES JUST WANT TO CONSTRUCT A SINGLE FAMILY HOME ON THE PROPERTY.

THAT'S IT.

SO FROM A TRAFFIC STANDPOINT, IT'S VERY MINIMAL.

UH, AS YOU CAN SEE, UH, THE ZONING, IT'S DIRECTLY ADJACENT TO R SF SEVEN ALONG MCFARLAND ROAD, WHICH IS WILL ALSO IN THE FUTURE BE KIND OF CONVERTED TO MAPLE LEAF ROAD.

UH, MAPLE LEAF WILL KIND OF CHICANE FURTHER AND CONNECT IN WITH MARK FARLAND ROAD A LITTLE BIT FURTHER TO THE NORTH.

BUT FOR THIS SITE, IT WILL HAVE DIRECT ACCESS ONTO MCFARLAND ROAD FROM THE STANDPOINT OF THE WEST SIDE FUTURE OR MASTER PLAN, WHICH, YOU KNOW, WITH THE MASTER PLAN, UH, APPROVAL IT, IT DID APPROVE THE FUTURE LAND USE PLAN FOR THAT PORTION AS WELL.

AND JUST A LITTLE, UH, DETAIL, AS YOU CAN SEE ON THE SCREEN, THE PROPERTY DOES LAND BETWEEN THE, WHAT'S CALLED THE MIXED USE AND THE PARKS IN THE OPEN SPACE AREA.

SO FROM THE STANDPOINT OF THE PORTION THAT THAT IS BEING REZONING, WHILE IT'S NOT REALLY FULLY COMPLIANT WITH THE, THE LAND USE PLAN, THE RE REMAINING PORTION OF THE A HUNDRED ACRES IS COMPLIANT WITH THAT AS WELL.

UM, AS YOU CAN SEE THAT, HERE'S A COPY OF THE PROPERTY SURVEY WHERE YOU KNOW YOU WILL HAVE THE SIX ACRES.

THERE ARE A COUPLE, UH, EXISTING STRUCTURES ON THE PROPERTY, WHICH WILL, UH, BE CONSIDERED AS PART OF THE, YOU KNOW, CONSIDERED AS THE SITE DEVELOPS, UH, ALONG WITH BEING ABLE TO SEE ACCESS TO MCFARLAND ROAD.
