THIS IS SOUTH OF LAKE CITY PARKWAY, BUT NORTH OF, UM, BALLPARK DRIVE.

UH, ALONG THE FRONTAGE ROAD, THE GAS STATION WILL, WILL HAVE APPROXIMATELY, UH, 16 FUELING PUMPS.

UM, AS YOU CAN SEE, YOU KNOW, WHEN WE LOOK AT GAS STATIONS, WE LOOK AT COMPARABLE GAS STATIONS IN THE AREA.

SO WHEN YOU LOOK AT THE I 45 CORRIDOR ITSELF, THERE IS NOT A GAS STATION LESS THAN ONE MILE ALONG THAT CORRIDOR.

UM, UM, WHEN YOU LOOK ON A, YOU KNOW, KIND OF A BUFFER YARD OR A BUFFER AREA, WITHIN ONE MILE, THERE ARE FIVE GAS STATIONS WITHIN TWO MILES.

THERE ARE 13 GAS STATIONS, AND WITHIN THREE MILES, THERE ARE 14 GAS STATIONS BASED ON THE RELATIVE LOCATION ALONG THE CORRIDOR.

THIS LOCATION IS A SUITABLE LOCATION, AGAIN, BEING ALONG THE CORRIDOR.

THERE'S NOT ONE WITHIN A MILE, AND ALL THE OTHER ONES ARE, ARE ALONG THE FIVE 18 AS WELL AS 6 46 AND, UM, LAKE CITY PARKWAY CORRIDORS, THIS IS, AS YOU CAN SEE ON YOUR SCREEN, THIS IS THE LAYOUT OF THE SITE, UM, IDENTIFYING THE 7,200 SQUARE FOOT, UH, DUMPSTER ENCLOSURE.

THEY REQUIRE PARKING AS WELL AS, YOU KNOW, SOME OF THE SIMILAR THINGS THAT STAFF DOES LOOK AT IS WE LOOK AT DRAINAGE TRAFFIC, YOU KNOW, ACCESS TO UTILITIES.

UM, AS YOU CAN SEE ON THE SCREEN, UM, YOU KNOW, WE'VE LOOKED AT THE ELEVATIONS, UH, WHICH YOU'LL SEE IN THE CONDITIONS.

THERE'S PROPOSED, UH, MASONRY REQUIREMENT FOR BRICK STONE AND STUCCO, AS WELL AS IN INCLUDING, UM, FACADE RELATED TO THE CANOPY FOR THE, FOR THE, UH, FUELING STATION.

AND THEN, UH, AS YOU CAN SEE THE ILLUSTRATION.

SO AS A RESULT, STAFF'S FINDINGS ARE THAT THE EXISTING SITE CONFORMS WITH THE COMPREHENSIVE PLAN, WHICH IS, UM, BASED ON ECONOMIC, UH, LET ME BACK UP JUST ONE SECOND.

SO IT DOES CONFORM WITH THE, THE COMPREHENSIVE PLAN, WHICH IS, UH, ENHANCED AUTO DOMINANT COMMERCIAL.

THE EXISTING SITE DOES HAVE ACCESS ON I 45, AND THE SITE PROVIDES ENHANCED

STANDARDS SUCH AS ADDITIONAL LANDSCAPING, UM, AND AS WELL AS THE BACKUP GENERATOR.

AGAIN, IF YOU'LL REMEMBER AT THE LAST ONE THAT WE HAD AT I 45 5 18, THIS IS SOMETHING NEW AS A RESULT OF THE EXTREME EVENTS OF THE PAST COUPLE YEARS THAT WE'RE REQUESTING.

SO THAT STATIONS LIKE THIS WILL HAVE, BE ABLE TO HAVE TO BE ABLE TO HAVE GAS AND HAVE POWER, UM, TO PROVIDE A LITTLE EASE ON THAT SITUATION DURING THOSE EXTREME EVENTS.

AS A RESULT, BASED ON THE CRITERIA, STAFF RECOMMENDS APPROVAL SUBJECT TO THE FOLLOWING, UH, CONDITIONS.

THE FIRST ONE IS OUR TYPICAL TIMEFRAME.

UM, YOU KNOW, THAT JUST THAT THEY HAVE TO DO IT WITHIN 24 MONTHS.

THE LIMITED ONSITE USES, AGAIN, WITH THIS BEING AN SUP, WOULD BE LIMITED TO A GAS STATION USES OR WHATEVER'S PERMITTED WITHIN THE GENERAL COMMERCIAL ZONING DISTRICT.

THE SITE LAYOUT, UH, AS, AND LOCATION IS SUBSTANTIALLY SIMILAR TO WHAT YOU SEE BEFORE YOU TONIGHT.

NUMBER FOUR, AGAIN, IS THE REQUIREMENTS FOR THE GENERATOR.

NUMBER FIVE IS THE CANOPY LIGHTING.

AGAIN, THIS IS A CONSISTENCY WITH OUR, UH, LIGHTING REQUIREMENTS THAT, AND, YOU KNOW, THE CANOPY LIGHTS HAVE TO BE FULLY SHIELDED, POINTING STRAIGHT DOWN, UH, THE CANOPY ARCHITECTURE, YOU KNOW, MATERIAL, YOU KNOW, LOOKING THAT, THAT LOOKS SIMILAR AND THAT THE ARCHITECTURE IS SIMILAR TO THE BUILDING ONE, THE DUMP, UH, SEVEN, THE DUMPSTER ENCLOSURE REQUIREMENTS BEING SCREENED IN CONSISTENCY, AGAIN WITH THE ARCHITECTURE OF THE PRIMARY STRUCTURE.

UH, WE HAVE COUPLE OF OTHER LIQUOR STORES AND WHATNOT, BUT WE HAVE BEEN IN LAKE CITY FOR ALMOST NOW, UH, NINE YEAR.

UH, SO THE LAND THAT WE ARE PROPOSING A GAS STATION HAS BEEN IN OUR PORTFOLIO FOR ALMOST, UH, SEVEN YEAR NOW.

UH, WE HAVE BEEN TRYING TO DEVELOP IT WITH A LOT OF VARIOUS USERS.

IT'S JUST NOT VISIBLE TO DO A LOT OF OTHER, UH, YOU KNOW, OPTIONS.

IT HAS BEEN FOR SALE FOR ALMOST LIKE THREE, FOUR YEAR AND IT'S JUST, JUST NOT GOING ANYWHERE.

SO I THINK THIS, WE DID THE IMSC STUDY FOR THE GAS STATIONS AND, UH, IT CAME OUT REALLY GOOD.

UH, I THINK IT CAN BRING A LOT OF TAX REVENUE TO THE CITY.

UH, IT'S SEWING PROMISING NUMBERS FOR THE GAS PLUS THE CONVENIENCE STORE.

UH, SO I THINK IT'LL BE A GOOD USE AND I THINK A CONVENIENT LOCATION FOR PEOPLE TRAVELING ON 45 THAT THEY DON'T HAVE MUCH OPTIONS TO SPEND THEIR GAS MONEY IN LAKE CITY RIGHT NOW.

AND, UH, FOR THE, THE LOCAL PEOPLE AROUND TOO, THAT IT'S THERE.
