UM, HOWEVER, IN 2018, TXDOT DID ACQUIRE SOME RIDE OF WAY TO WIDEN I 45, AND THEN SUBSEQUENTLY IN 2019, THAT LED TO THE DEMOLITION OF THE EXISTING BUILDING.
SO MOVING ON, THIS IS THE OVERVIEW OF THE SITE.
UM, JUST SOME QUICK, UH, FACTS ABOUT IT.
IT IS ABOUT HALF AN ACRE IN SIZE.
THERE ARE SIX FUELING STATIONS WITH A TOTAL OF 12 FUEL PUMPS.
UM, THE CONVENIENCE STORE THAT YOU SEE IS APPROXIMATELY 2,130 SQUARE FEET IN SIZE, AND THERE ARE TWO EV CHARGING STATIONS THAT ARE LOCATED THERE AS WELL.
SO THIS IS GONNA BE THE LANDSCAPE PLAN.
SO LOOKING AT THE LANDSCAPING PLAN, UM, WE DO HAVE ONE VARIANCE ON THIS, UM, SECTION OF IT.
UM, PER THE UDCA 10 FOOT WIDE LANDSCAPE SETBACK IS REQUIRED ALONG ALL STREET FRONTAGES.
UM, BUT AS YOU SEE TOWARDS, UM, THE I 45 BOUNDARY, IT DOES NARROW OUT AT ITS NARROWEST POINT, IT'S ABOUT TWO AND A HALF FEET WIDE.
AT ITS WIDEST POINT, IT GOES TO ABOUT 13 FEET WIDE.
UM, HOWEVER, AN OFFSET OF THIS IS THAT A LARGE PORTION OF THE I 45 RIGHT OF WAY IS STILL GREEN SPACE.
SO WHILE THE ACTUAL LANDSCAPE BUFFER OR LANDSCAPE SETBACK IS REDUCED, YOU STILL HAVE ABOUT 30 FEET OF UNDEVELOPED OR UNPAVED, UM, RIGHT OF WAY THAT IS LEFT GREEN FOR THE MOMENT.
AND ON TOP OF THAT, THE OWNER HAS AGREED TO PROVIDE A MURAL ON THE, UM, PORTION OF THE BUILDING THAT FACES THE INTERSECTION OF I 45 AND FIVE 18.
SO THAT'S KINDA THAT DIAGONAL, UM, WALL THAT YOU SEE TOWARDS THE, THE NORTH OF

UM, THE EXISTING SITE CONFORMS TO THE COMPREHENSIVE PLANS FUTURE LAND USE PLAN.
THE EXISTING SITE HAS DIRECT ACCESS TO THE I 45 FRONTAGE ROAD, AND THE BUSINESS WILL OPERATE IN THE SAME FASHION AS THE PREVIOUS GAS STATION THAT WAS DEMOLISHED DUE TO THE TECH STOCK, UM, ACQUISITION OF RIGHT OF WAY.
AND THE SITE PROVIDES ENHANCED STANDARDS SUCH AS THE MURAL, WHICH IS LOCATED ON THE EASTERN FACADE, UM, ALONG WITH A BACKUP GENERATOR THAT WILL ENSURE THAT THE GAS STATION IS FUNCTIONAL IN THE AFTERMATH OF ANY EXTREME EVENTS.
SO GOING THROUGH THESE CONDITIONS, I WON'T READ THEM WORD FOR WORD, THERE ARE A FEW, UM, THIS, UH, TYPICALLY THE SUP IS GONNA EXPIRE 24 MONTHS AFTER YOUR GRANTING OF IT.
UM, THE USE WILL ONLY BE LIMITED TO A FUELING STATION AND CONVENIENCE STORE, SO NOTHING ELSE WOULD BE PERMITTED THERE.
UM, THE SITE LAYOUT WILL CONFORM TO WHAT YOU SEE IN FRONT OF YOU.
UM, THE PROPERTY OWNER HAS AGREED TO INSTALL A MURAL ON THE BUILDING ELEVATION.
UM, AND THE BUILDING OWNER WILL PAY FOR THE INSTALLATION AND THE MAINTENANCE OF THAT MURAL AS WELL.
UM, AND THAT MURAL MUST RECEIVE DESIGN APPROVAL FROM THE CITY WITHIN 12 MONTHS OF APPROVAL OF THE SUP.
AND WITHIN 18 MONTHS OF THE APPROVAL OF THE SUP, THEY MUST INSTALL THAT MURAL.
UM, NUMBER FIVE IS THE RULES REGARDING THE GENERATOR.
SO A GENERATOR IS GONNA BE REQUIRED, UM, TO PROVIDE POWER TO ANY, UM, SYSTEMS THAT ARE REQUIRED TO DISPENSE AND SELL, UH, SELL THE FUEL IN THE EVENT THAT THEY'RE WITHOUT POWER.
SO AFTER A NATURAL DISASTER, UM, THE GAS STATION WILL STILL BE CAPABLE OF FUNCTIONING.
UM, A MUTUAL ACCESS EASEMENT WILL BE REQUIRED.
THAT'S WITH THE TRACK TO THE SOUTH.
THAT'S JUST GONNA, UM, ALLOW THE CIRCULATION WITH THE TRACK TO FUNCTION.

UM, WE WILL START PROVIDING THE UPDATED, UM, MONTHLY REPORTS.
AS, AS INDICATED, WE ARE GOING TO START PROVIDING THAT BEGINNING OF NEXT MONTH BECAUSE NOW THAT WE'RE IN THE NEW FISCAL YEAR, WE'RE, WE'RE TWEAKING IT A LITTLE BIT.
