THIS, UH, DEVELOPMENT IS IN THE STEADMAN WEST PUD, WHICH IF YOU'LL REMEMBER, WENT BEFORE YOU FOR CONSIDERATION.
UH, AS A RECOMMENDATION TO CITY COUNCIL IN EARLY 2022, IT WAS ADOPTED BY CITY COUNCIL IN JULY OF 2022.
BASED ON WHAT IS BEING PROPOSED, UM, IN COMPARISON WITH THE CONCEPT PLAN, WHICH IS A PART OF THE PUD, THE OVERALL PROPO PROPOSED CHANGES OF LAND USES ACCOUNTS FOR APPROXIMATELY 1.4%, WHICH IS WELL WITHIN THEIR 15% ALLOWANCE.
UM, FOR THAT CONCEPT PLAN, THAT THRESHOLD AND STAFF DOES RECOMMEND APPROVAL.

CAN CAN YOU EXPLAIN, UH, THE TWO DRILL SITES? SO BASICALLY WHAT, WHEN, WHEN A DEVELOPMENT PURCHASES, UH, LAND FROM A DEVELOPER, THEY BASICALLY, AS PART OF THE DISCUSSIONS, THEY CAN SET ASIDE SOME PROPERTY FOR WHAT'S CALLED A DRILL SITE.
SO IT ALLOWS THE MINERAL OWNER, UH, TO ACCESS THE PROPERTY.
IT DEPENDS ON THE NEGOTIATION.
GONNA BE ANYWHERE FROM ROUGHLY ABOUT THREE ACRES ON UPWARDS.
S BUT IF THEY DO DRILL, THEY HAVE TO, UH, THEY HAVE TO DO EVERYTHING THAT IS REQUIRED BY, BY ORDINANCE.
THEY HAVE TO, THEY STILL HAVE TO MEET STATE AND OUR, AND, AND LOCAL REQUIREMENTS AS WELL.
LOCAL REQUIREMENTS, BASICALLY FROM BETWEEN THE SURFACE RIGHTS AND A MINERAL RIGHTS ISSUE, IT LIMITS THE MINE OWNER FROM BEING ABLE TO ALLOW TO ACCESS THE MINERALS UNDERNEATH.

THE REASON WHY IT IS A PRELIMINARY PLATT IS BECAUSE THEY WILL NEED TO EXTEND THE ROADWAY SECTION NORTH OF THE PROPERTY.
